UP-RERA levies ₹14.41 crore penalty on Ansal Properties for unregistered sales in Lucknow

The Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) has imposed a ₹14.41 crore fine on Ansal Properties for executing 329 sale deeds in unregistered areas of Sushant Golf City, Lucknow, in violation of Section 3 of the RERA Act. Despite receiving multiple notices and opportunities to respond, the company failed to provide satisfactory explanations. The penalty, calculated at 10% of the estimated cost of these unregistered sales, must be paid within 30 days.

The violations spanned multiple sectors within Sushant Golf City. Sector M recorded 58 sale deeds in Pockets 1A and 2, while Sector H had 136 deeds across Pockets 1, 2A, 2B, 2C, and an additional unregistered pocket. Sector J had 48 sale deeds in Pocket 1, Sector G recorded 82 deeds in Pockets 3B and 5, Sector F had 4 deeds in Pocket 2A, and Sector B included 1 deed in Pocket 4.

Following a detailed review, UP-RERA concluded that Ansal Properties violated the RERA Act by executing sales in these unregistered areas. The hefty penalty serves as a warning, with non-payment potentially leading to further legal action.

In parallel, UP-RERA has launched mandatory training programs for real estate agents to ensure better compliance with the RERA Act and promote ethical practices. The second phase of this initiative was inaugurated on January 6, 2025, by UP-RERA Chairman Sanjay R. Bhoosreddy, who emphasized its role in fostering accountability and professionalism in the sector. The training includes a written examination that agents must pass to obtain RERA registration.

This dual approach—strict enforcement against violators and education for real estate professionals—underscores UP-RERA's commitment to safeguarding buyer interests and enhancing transparency in Uttar Pradesh's real estate market. By ensuring compliance and raising professional standards, the authority aims to build trust and drive sustainable growth in the sector.
