In 2024, over 200 acres of land were acquired across India’s top five cities—Mumbai, Hyderabad, Pune, Chennai, and Bengaluru—for data center expansion. Mumbai dominated the absorption market, accounting for 53% of total demand, followed by Hyderabad at 14%, and Chennai and Pune at 10% each.

India’s data center industry is witnessing rapid growth, driven by increased adoption of cloud computing, AI, big data, and digital transformation. According to Savills India, the country recorded an absorption of 407 MW of IT capacity in 2024, with 191 MW of new capacity added. By 2025, the market is expected to see over 600 MW of new capacity and absorption exceeding 450 MW.

Projections indicate that India's data center stock will grow at a CAGR of 21% between 2024 and 2030, reaching 3,400 MW IT capacity by 2030. As of 2024, operational capacity stood at 1,110 MW.

The demand is primarily driven by hyperscalers, BFSI, IT & ITeS, and service sectors relying on data centers for colocation and related services. Alongside major metro cities, Tier 2 and 3 cities are emerging as key players in edge data center expansion. With increasing 5G penetration and mobile usage, cities like Bhubaneswar, Patna, Lucknow, Jaipur, Kochi, and Coimbatore are witnessing rising demand. While Tier 2 and 3 cities accounted for 8% of total absorption in 2024, their data center capacity is expected to grow from the current 3 MW to 109 MW IT by 2030.
